All land in Oak Ridge except major rights-of-way is classified in one of several zoning districts. Each district allows specific uses, maximum height of buildings, amount of lot which may be built upon, size of signs and related matters.
Rezoning is a process controlled by State and City law, in which City Council is empowered to change the zoning district after a recommendation by the Planning Commission. The application to rezone a property can be obtained from the Community Development Department. There is a $150.00 zoning change application fee, which is due at the same time the rezoning application is submitted to the Department.
